It is not normal that one belittles the cleaning service profession. Be it the janitor in your old school one played pranks on or the maid in a hotel who blocked one’s path, they are seen as minimum wage earner with little or no future aside from cleaning up after the mess of everyone else. But looking much deeper into this, one fails to realize the potential of this line of work to create so much profit for the entrepreneur. The business line has been steadily growing because of the quick turn around time to earn revenues. It has continued o thrive because of the great demand that does not seem to wane. This stems from the inherent dislike that people have for cleaning and there are those willing and able to perform this task for a fee.

The widest range of services offered and the quickest way to earn a profit is through janitorial services. Offering able hands and bodies to different offices with the service of cleaning are but some of the ways people have performed in the business world. Here some of the basics in starting or expanding one’s janitorial services.

1)	Learn the ropes. Finding out the intricacies of the business will allow one to have full rein on the business. Researching online or in magazines or guild articles are ways for one to obtain much needed information to get ahead of the game. The next step to find out is one’s financial capacity. Determining one’s finances and calculating if it is able to sustain the work is a key issue that needs to be addressed. Finally, emotional stability would also be important to see how one reacts to sudden turns of the business and if one is able to rebound from losses or capitalize on gains made. This can be the source for the work one does put in for the business. The heart must be present or else the allure of money fades quickly. So having the heart, the hands and the stomach for the business would insure the success of the endeavor.

2)	Finances. If one wants to be conservative in the business, then one option would be franchising a business idea or process. So if one seeks to focus on carpet cleaning, then engaging a national chain as a franchise not only provides one with the expertise and equipment, but marketing costs are also kept down owing to the franchise’s established goodwill in the market. This is more of an upfront cost decision, which industry experts now have calculated to cost at least $50,000 to run the business.

3)	Staff hiring. This is the most difficult part of the business as the quality of the service is wholly dependent on the skills, expertise and the acumen of the personnel. Proper interviewing, screening and supervision are important aspects of making the personnel be an asset rather than a liability to the Company. Thus precious experience counts lot but even new hires can earn money and be assets for the service and for the business.

4)	Reputation. The market is always in search of the services that are able to address the needs and standards of the business. So do not worry about losing clients, because clients are available everywhere and even private homes are now potential sources of revenue. What is important is making good on the service provided.

Maid services and janitorial services provide great opportunities that will definitely have you considering opening this kind of business. Residential cleaning is mostly chosen because of it’s cheaper but with the same method of cleaning as to office space cleaning. But, before opening this kind of business you must have to think about factors and plans to make it a success and also the different market groups it encompasses.

The cleaning industry has two market groups, namely the consumer market group and the commercial market cleaner. The consumer market group is composed of residential maid services, window cleaner, carpet cleaner or any other related cleaning service. In contrast to consumer market groups, janitorial businesses which provide a diverse range of services, which include big cleaning companies of carpet, belongs to the commercial market group. Before you decide which cleaning business you select, make a necessary research and plan on which service you will tackle. This is very important because planning for your expertise is essential to the growth of your soon-to-be business.

This kind of business is in demand, lucrative, and beneficial. It can create revenue more quickly. Other cleaning services operate full time or part-time basis, which means that this business has flexibility because of its wide range different cleaning purposes. The good thing about this cleaning service is that you can build your own company that suits your talents and styles. You can even do this job by yourself or hire cleaning maids to do the work. Cleaning service is abundant. This service is a great opportunity because big companies want their homes to be clean as well as those commercial and residential clients.

Most big companies and other businesses need cleaning services for their buildings and homes. In running this business you must have determination to make the business work. Give quality service and willingness to please the customers and dedication with your work allows you to clean their homes. It is your duty to maintain their trust on you and your cleaning service. You must have the knowledge in operating equipment for cleaning and you need to train your house cleaners in proper handling and cleaning of the equipment. Janitorial services and carpet cleaning businesses, for example require equipment in cleaning. Even the proper use of chemical solutions is needed. Nowadays, people prefer those cleaning companies that have respect in the environment and don’t use harmful chemicals and products in cleaning. Make an effort to research more so it will contribute to the success of the company that you are planning.

If you want to gain lots of customers, you have to provide excellent service. If they are satisfied with your service, they will definitely recommend you with their families and friends, which will contribute to larger consumers. You must research everything in order for your company to prosper. As an entrepreneur, you have to give quality service. You have to take into consideration that customers would want to make sure that they would have clean homes or offices when they hire your service.

In establishing your own janitorial cleaning service, one of the things you would need to research on is what your clients would consider a good cleaning service. To learn about this, you may conduct your own research by asking potential customers what they would expect from their hired cleaners. Another choice would be to ask other janitorial cleaning business owners. In trying to have a good cleaning service, you first need to know what to give so that you can properly deliver excellent service and even exceed the expectations from your business. It is through this that you get a stable base of clientele – giving the customers what they want.

Although it may seem futile to sell your services to businesses in areas where there is already an established and running commercial cleaning service, do not despair. There is a huge market for the cleaning business, besides; you might be surprised that companies welcome newcomers since they know that a start up business will most likely be more flexible in fees than the older cleaning companies.

There are a variety of businesses that would require a cleaning service provider; there are offices, stores, warehouses, hospitals, schools, and even churches. However different their particular cleaning needs may be though, the fundamental qualities that they would look for in a cleaning service are the same.

1.	A client wants an organized cleaning service provider. Give time to really plan on how the cleaning will be done. The best way to do this is to set up a meeting with the client before the agreed upon cleaning schedule. This way, you can take a look at the area to be cleaned; can list down all the cleaning tools and equipment you might need to bring along with you, estimate the duration of cleaning appointment, and to take note of any specific cleaning instruction from the client himself.

2.	Run your business professionally. You and your employees should always observe proper decorum when dealing with clients, both in your own office and the client’s space as well. Make sure that your cleaning crew would be in proper dress code when showing up for cleaning jobs. A cleaner should always look neat and tidy because he is in the cleaning profession. If you could, it would also be nice to provide uniforms for your staff with your logo and the name of your cleaning company as well. The client will surely appreciate this as your crew can be easily identified. This would additionally be an advantage for you as it is a form of advertisement that is free and far reaching.

3. Be accessible. Clients need to be assured that you, the manager and business owner, will be readily available for any concerns they might have. Regularly following up on the cleaning jobs you have done, answering all queries promptly, and returning calls as soon as possible are good ways o ensure that your clients feel that you care for the business you have with them.

So why start a house cleaning business in your area? Here’s one good reason why you should look at it the nice way- opportunities for income. Opportunities for income will be yours plus you get to help friends and acquaintances who are looking for jobs. When you say that the business is a house cleaning service, then what are being called as services here are the janitorial services, maid services, carpet cleaners, window cleaners and a variety of other cleaning activities. These activities are all done in order to bring back the lost glory of one house taken over by dirt or has been forgotten by its owner. The house cleaning business venture that you can actually start from scratch is what is known as the consumer-type of cleaning business.

The other type is the more serious and extensive one, the commercial venture that targets commercial establishments and businesses. In the consumer venture like the house cleaning business, you get to handle simple jobs yet earn serious money. Some of the tasks that can be included here include window cleaning, carpet cleaning and, maid services. These are services that require minor investment, thus giving you more opportunity for income and growth. But remember that though this may look and sound easy, a house cleaning business may be labor intensive as well. Technology plays a role and makes cleaning easier yet there will be times when you cannot depend on technology and what you need to do is to go down to basics. But this will be nothing compared to what you can earn in this kind of venture.

The Janitorial cleaning business can be started right away once you decide that the cleaning industry is for you. Why would you want to clean offices for a living?

1. This industry has a very low start up expense. All you need is setting up your business with a license, fill out the proper business forms, and the insurance you need to get. Aside from that, you will just need to clear out a little space in your home to act as your command center and start stocking up your cleaning supplies.

2. The cleaning business provides fast profits. Whether or not you quit your current job, you will be raking in profits as soon as you get your first cleaning appointment. You can start cleaning as a part time job and work after office for three to four hours. You could charge $30 for an hour of cleaning thus earning an extra$120 for that day alone. Imagine the profits to be gained if you go full time. You will have a fat paycheck everyday!

3. The janitorial cleaning business you run will give you financial freedom. Gone are the days that you wait for the payroll from your office work to come in. You can have cash everyday as long as you work. This gives you the opportunity to manage your finances better, not worrying about late fees for credit card repayments and amortization payments that never meet the due date.

4. A commercial cleaning gig will let you be the boss of yourself. You do not have to report to anyone and you can start managing your own schedule. If you go full time into the business, you can start planning and saving up enough for your next family vacation.

5. You can start anytime and anyway you want. You can choose to have a daytime job while working cleaning jobs after office or during the weekends. You can go into cleaning full time and start working the day after you quit your current employment. You ca choose to start at home and direct your cleaning clients through your own home phone, or you can look into the possibility of renting out a small space for your office and equipment. An office would mean you are getting extra hands with you managing the office on your own!

The marketing strategies in a cleaning industry are fairly easy to handle too. For starters, you can start calling up potential clients in your vicinity. Your customer base can come from business offices, schools, hospital, stores, and warehouses. Some rental offices also need cleaning services for the spaces they rent out. You can also send out proposals to your friends and family and former employers; they could hire you directly and refer you to other establishments that need a cleaning service. The tactic is simple, pitch to them how important cleanliness is and how hiring you could benefit their company cost-wise too. Once you get a steady base of client, your regular cleaning jobs are assured and you will probably be thinking of expanding your cleaning business in no time.

If the cleaning service you would like to put up is a janitorial service, you will need more hands than just your own to clean offices and other places of business. You probably would not be able to handle this on your own because of your limitations as just one person. Cleaning office spaces involves a lot of chores – carpet shampooing, toilet cleaning, even window cleaning. You would not be able to complete all of this even if you stay and clean and sweep and dust the whole day. You simply need to have help.

What is the process of hiring employees like?

Basically, you are responsible for your employees, and any damage they may cause to any client space is your liability. That is the reason why your hiring process should be well thought of, and you should cover any legalities and possibilities you might encounter in the future.

For each of your applicants, you will need an application form which contains all necessary data about their previous job experiences and other relevant history. You may need to provide the form itself so that all application form would be in sync. You will also need to ready an evaluation form which you or your partners will use when you personally interview the candidate.

After the initial interview, you will need to get consent from the candidate to release his information to you from other sources. You need this to conduct background and reference information checks on the potential employee. Background job and character checks are necessary because you need to know what kind of person it is you are hiring. Remember, you will vouch for your employees trustworthiness so it’s not just their reputation at risk when they do damage to a client, it’s also your own, and your business’ image.

When you have already decided on the people you will hire, the next step is to integrate them into your cleaning service’s system. Always have them fill out an employee information form for your employee and payroll records. They would also need their W-4 forms, and their INS I-9 forms. After wards, you have to provide the new employee with his team leader’s job description, and his job description as well. Having employees also means you will need to be ready for other documents such as:

1. leave of absence forms
2. Request for time off form
3. Record of verbal warning to employee
4. Notice of deficiency/delinquency
5. Attendance records
6. Performance evaluation sheets
7. Employee handbook
8. Confidentiality agreement

You might not use all of them if you are lucky in hiring employees. But just in case you catch a bad fish, it would be best to cover your behind.

You will also need to get your newly hir4ed employees in training under the cleaning system that you use. You will need to have them trained in window washing, project cleaning, vacuuming, dusting, polishing, kitchen/pantry cleaning, bathroom cleaning, and all other areas of offices as well.

Aside from the above, you will need to make sure that your newly hires undergo a seminar on various cleaning equipment, tools, and cleaning agents.

Start up businesses can sometimes have a problem in pricing their wares. With your commercial cleaning service, it might just be as hard, if not even more so. Instead of just focusing on pricing services, you will also need to figure in how much the equipment you will use cost (both purchase price, and maintenance, plus savings to buy new ones), the other materials you will use (like rags, and cleaning agents), and the labor costs. However, you are going to have to accept this challenge since your business’s success will depend on a competitive price.

Remember that you built a business to get profits so you cannot just price your services at a low price, you will need to do a lot of researches and investigations on the matter. These researches should include the market you are aiming for. If for example your target market are small offices, then more likely than not, you will have to price your services in the lower range than if you target clients that are bigger.

Then you will need to know how to price your equipment if the clients do not have their own. You will need a fixed rate, like a rental, for your tools. The other materials that are used up like chemicals and carpet shampoos will have to be priced individually.

Then you will need a thorough check on your competitor’s prices. Yi will probably be better off checking service costs online since you could cover more ground than by driving around town and talking to other cleaning service office personnel, or talking to them an inquiring through the phone.

In pricing for individual consumers, you will want to consider the following factors:

1.	What type of location needs to be cleaned – This could be a commercial or office location, industrial, manufacturing or warehouse locations, retails, medical facility, restaurants/bars/ or clubs, schools. This would figure in the pricing because each of these would require different types of cleaning styles.

2.	If the company already has an existing janitorial service provider, and if this would be a one time deal, or if they are considering changing their existing provider – It is a business and everything is fair. You can offer a low introductory rate, but make sure that the company would understand the concept of the offer. Ask the existing costs they have for their old service provider and see if you can match it or top it.

3.	How big is the space that needs to be cleaned and what type of equipment and furniture are there – Bigger spaces would mean more to clean, more furniture means the same. That is the reason why you need to now these. You’ll also have to ask if the clients prefer any specific brands of cleaning agents, chemicals, shampoo, sanitizers, and deodorizers.

4.	Finally, you will need to ask if the cleaning job is needed immediately or can be scheduled at a later date. Rush jobs could cost more than ones that can wait.

A maid service is a very profitable business venture that you can run effectively even from the confines of your own home. You can choose to run one on your own or you can have a couple of extra cleaners employed. At some point, when you have a steady flow of clients coming in, you might want to consider expanding your space to allow better storage of equipment or you can just choose to rent out a storage space outside of your home.

The usual way that maid services are run today is very effective; the owner manages the scheduling and typically does not join in the actual cleaning service, unless one cleaner cannot make it to the client’s home. Aside from the scheduling involved in managing the cleaning service, owners also have to handle customer queries, provide customer support, and take care of supplies maintenance and purchase. The owner also has to take care of the schedules of his/her cleaners and manage payroll. If you choose to run the business and clean at the same time, which would work too, except you will not be able to handle too many clients. This would work for people who just want to have their own thing.

The reason why maid services are very much in high demand nowadays is because of the convenience they bring. Instead of home owners having to spend time away from work or their families, they would rather have a maid, or a team of maids to handle their cleaning requirements. Especially with the two-income families where both spouses work full time, these consumers would instead focus on spending quality time with their children or each other. Aside from that, a maid whose profession is in cleaning would more likely do a better and more efficient job.

The market for maid services would also extend to the wealthier families wherein wives and mothers choose to spend their time on more important things to enrich their social lives, like political wives who have to organize events and charities. Also, single people who have busy schedules or have no propensity whatsoever to cleaning can be strong prospective clients.

Like the maid services, janitorial services can also be home based, as long as the owner has a vehicle and a storage space for equipment. This is because janitorial services require more tools and chemical agents that may be toxic and thus dangerous to keep inside the house.

There are also differences in operating hours. Maid services usually have 8 hour shifts, from 8 or 9 in the morning until around 5 or 6 in the evening. Janitorial service operating hours should be flexible since some offices prefer cleaning to be done at night when there are no more employees around, while some don’t mind having janitors in the morning.

Business offices are the prime customers of a janitorial cleaning service, although not all would hire an outside service company. Nonetheless, aside from business offices, other establishments like restaurants, schools, retail stores and warehouses would be viable clients as well.

A person who loves to keep things clean can consider opening a janitorial cleaning service. Some people opt to start maid services, which more or less is the same but on a more individual level. Maid services offer cleaning services for houses while janitorial service clients are hospitals, schools, offices, retail stores, and even warehouses. Aside from this difference, maid service hours are in the day, or what we might consider “normal”, since they work in houses. Janitorial services have working hours that depend on the client’s wishes. If for example, an office contracts a janitorial service to clean after business hours, then the clean up would happen after 6 in the evening. However, some other offices do not mind having janitorial services even in business operating hours, so you might have to service some clients in the day, some at night.

The commercial janitorial business can be very profitable, even with a very small start up capital. The capitalization at the start is as low as $5000, and you can even base your business in your own home. As long as you have a vehicle and a minimal amount of cleaning equipment, then you can start reeling in clients. The financial rewards can go up to as high as $40,000 in a year. If you do this full time and you have learned the art of time management even before you start your own janitorial service, then you can actually reach breakeven time in three to six months of operation.

Starting a janitorial service need not be a major endeavor, if you start small, you will not need a big capital, and your profits will inevitably just be divided for maybe a couple of employees, your equipment, and yourself.

If you are already convinced in starting a small janitorial service then keep these things in mind:

The first is to keep things very simple. You do not have to lease out a space right away. Free out some space in your garage to house your equipment. Have a second telephone line for your business, or make sure that everyone in your household would know to pass on client services to you.

Do not take on all the clients that ask for your services since you have limited cleaning capabilities. Always keep your clients to those that are inside the range of the services that you do offer. Remember that cleaning in businesses require different kinds of equipment that you might not have. Also, it might be hard to keep track of your accounts with too many clients.

Before you start, make sure that you have already understood the license requirements, insurance requirements and the capital necessary for the industry. Also, if you plan to expand your business in the future, make sure that you have savings to buy other equipment.

Also, you will need to keep track of your expenditures and always manage your cash flow. Your working capital, which is the cash you need to keep the business running every month, is vital for you to make the business succeed.

Ask anybody on the office whether they want to work in a disorganized place, where everything is just a mess and the yesterday’s garbage has not been emptied, then all of them will answer the same thing: no. Obviously, everyone’s concentration is ruined already all because of a dirty environment. The only solution for this problem is to hire someone for janitorial cleaning services.

Basically, every company needs productive employees. And a clean environment is one of the factors of producing good outputs. However, employees themselves won’t be motivated to deliver quality services if the place is not a friendly place to work with. If the company hires janitorial cleaning services, everything will be solved.

Another thing is that the company should bear in mind is the perception of clients. It’s very important that your company must protect its image; and one of them is a clean, organized place. When clients transact business with the companies and they see cracked floors, chipping walls, and has an unsanitary aura, the client would not think twice and cancel any dealings. Therefore, it’s very vital for the company to hire janitorial services to make the place spic and span.

To get through the choosing process of a commercial cleaning business, make sure that you pick the one that best qualifies your needs. Because not all janitorial cleaning businesses pick just any client – they usually assess the workplace before actually taking the job. They usually review what needs to be done and give your company some recommendations before actually cleaning it the next few days. That is why; your company must review and study which cleaning crew you would hire. Ask a few questions; get the rates of their services, and probably their separate services if they have it. Also inquire the type of cleaning materials they use, most especially on the cleaning solutions. Be aware that some solutions may be very harmful to everybody, including the employees.

You may also ask the personal consultant of the said company to see the actual building. Explain to that person what needs to be done, what services are affordable and which ones are free. Take advantage of those free offers since they won’t cost you a dime. Be careful also with those companies that provide the lowest estimate – they don’t necessarily mean that you are getting a good deal.

There’s no doubt that with a janitorial cleaning business, your bright company will gain more profits and productivity, all thanks to those hardworking employees.
